3‑Year Parking Lot Protection Plans
Every property is different. Some lots just need Restoration and Protection.
Others have areas that are already Past Repair and need New Asphalt first.
We handle both, in three clear phases:
– Phase 0 (if needed): Rebuild the worst areas
– Phase 1: Restore and protect your existing asphalt
– Phase 2: Ongoing care with a 3‑Year Protection Plan
Phase 0 Structural Repairs / Repave (If Needed)
Some areas are already too far gone for sealcoat and crackfill to help.
In those spots we:
– Remove and replace failed asphalt sections
– Fix base or drainage issues in those areas
We only recommend Phase 0 when it actually saves you money long term. You’ll see it clearly called out in your Parking Lot Health Assessment Report.
Phase 1 Lot Restoration (Standard Starting Point)
This is where most projects begin:
– Deep clean and prep the pavement
– Crack sealing and targeted patching
– Premium sealcoat matched to LA conditions
– New striping, ADA markings, and fire lanes
– Safety and traffic‑flow improvements
Phase 1 takes your lot from “worn and risky” to “fresh, safe, and ready to protect.
After Phase 1, you choose how aggressively you want to protect your investment over the next 3 years.
